The ranch is located approximately 6 miles North of Kendalia on county maintained and paved Crabapple Road. The ranch is approximately 10 miles West of Blanco, approximately 50 miles NNW of San Antonio, and 60 miles West of Austin. The ranch lies in both Kendall and Blanco Counties.

The ranch is typical rolling to hilly Hill Country land. There is a 20± acre coastal field located on the East side of Crabapple Creek behind the houses. There is another 20± acre field located on the East side of Crabapple Creek in the central portion of the ranch and two additional smaller fields located on the West side of the creek.

The ranch has a mixture of oaks, elms, and cedar on the ranch with some very large oak trees around the houses. Wildlife species consist of white tail deer, turkey, and other bird species both migratory and non-migratory.

There are two houses located on the North end of the ranch on the East side of Crabapple Creek. Both houses had water in them in the May 2015 flood. Rehabilitation has been done on both houses to some extent. According to the owner this is the first time water has been in either house. The houses were accessed via 30-foot wide land from Crabapple Road to a bridge over Crabapple Creek that was washed out in the May 2015 flood.

Home 1

The first home contains approximately 770 square feet and is on a pier and beam foundation. There is one bedroom, one bath, a kitchen and living room with a small dining area. There is a large wooden front porch that faces the creek.

Home 2

The second home is located next to the first house and is approximately 620 square feet and is on a slab. There is one bedroom, one bath, a small kitchen area, and bath. This house had water in the house and the sheetrock and insulation that was effected has been removed per the owner.

Live Water

The ranch is bisected, South to North, by Crabapple Creek with ownership of both sides throughout the entire ranch. There is approximately 6,600 feet of creek frontage. Crabapple Creek is a very strong creek with gravel and rock bottom areas. There are numerous potential dam sites along the creek providing opportunity for impounding good amounts of water. This is some of the strongest live water in the county.

COMMENTS: This is one of the best live water ranches in Kendall County. With some clean up work it could potentially be a live water showplace like no other. The ranch was last on the market over 70 years ago. Given the location of the ranch and the presence of live water the ranch should be a very good investment.

There is a water well near the houses, and a large concrete storage tank.
